Why Homeowners Choose Anthony's for Lawn Aeration & Overseeding

Doing it yourself starts with a core aerator, a heavy machine that most people don't own and wouldn't want to store. Renting one means finding a way to haul it home and then wrestling it around the yard for most of a Saturday.

After that come the questions. Which seed, and how much of it? Is it the right week to put it down? Is your grass even the kind that takes to overseeding? Guess wrong and you've spent the weekend and the money for a lawn that looks about the same.

We bring the machine and the seed, and we know when your lawn is ready for them. You get to enjoy your Saturday.

What's Included in Fall Aeration & Overseeding

Thicker grass

Grass filling in where your lawn has gone thin, from a premium seed blend.

Core aeration

We loosen the ground across the lawn so new seed has somewhere to settle.

Optional feeding

Light fertilization if you'd like it, for an extra charge.

A simple plan

A watering schedule, so you know exactly what to do after we leave.

Aeration and overseeding is part of our lawn care in Middle Tennessee. You can book it on its own or add it to our lawn treatment program.

Is Fall Overseeding Right for Your Lawn?

You don't need to know what kind of grass you have. Lots of people don't. Middle Tennessee lawns are a mix of tall fescue and warm-season grasses like bermuda and zoysia, and we'll figure out which one you've got at the estimate.

Fall overseeding is made for fescue. If your lawn is bermuda or zoysia, we'll tell you and point you toward something that fits, like lawn repair or sod installation.

When We Aerate & Overseed in Middle Tennessee

We book your visit in the fall and move it if the weather moves. How the seed comes up depends on the weather and on steady watering, and since so much of that is out of anyone's hands, we don't offer a warranty on seed.

What we can promise is premium seed, put down at the right time, and a straight answer if you call with questions afterward. If something about our work isn't right, we'll make it right.

How to Water After Overseeding

Right after we finish

One good soak

Water thoroughly as soon as we're done.

Weeks 1 to 4

4 times a week

About an hour each time.

After week 4

2 or 3 times a week

Taper off as the new grass fills in.

Missed a day? Just pick it back up. If you'll be away during the first four weeks, a hose timer or a helpful neighbor is worth lining up before we come.

Aeration & Overseeding FAQs

When do you aerate and overseed?

In the fall. We schedule each visit around the weather, so your date may shift if it rains.

Will this work on my bermuda or zoysia lawn?

Fall overseeding is best suited to tall fescue lawns. If your lawn is bermuda or zoysia, we'll tell you during your free estimate and recommend something that fits, such as lawn repair or sod.

How often do I need to water?

Water thoroughly right after we finish. For weeks 1 to 4, water 4 times a week for about an hour. After week 4, taper to 2 or 3 times a week.

Is fertilizer included?

Light fertilization is optional and costs extra. Just let us know when you book.

Is the seed guaranteed?

We don't warranty seed, because how it grows depends on the weather and on watering. We use a premium blend and give you a clear watering plan to give it the best start we can.

Can I add this to the lawn treatment program?

Yes. Fall aeration and overseeding is an optional add-on to our lawn treatment program.
